To ensure a safe and enjoyable experience for everyone at Pier Point South, the following rules apply to all residents, guests, and renters. Thank you for your cooperation!

📝 Guest Registration & Occupancy

1. Guest Registration: All guests must be registered with the office prior to arrival.
2. Minimum Age Requirement: At least one guest must be 21 or older and present for the duration of the stay.
3. Maximum Occupancy: Units may accommodate a maximum of 6 guests (4 if the unit is designated for fewer).

🚗 Parking & Vehicle Guidelines

1. Vehicle Limit: Each unit may have up to 2 vehicles—one in the assigned space and one in guest parking.
2. Parking Permits: All vehicles must display a Pier Point South parking permit on the dashboard.
3. No Oversized Vehicles: Boats, trailers, RVs, and similar vehicles are not permitted on the property.
4. Unauthorized Vehicles: Violators may be subject to towing at the vehicle owner’s expense.

🐾 Pets & Smoking

1. No Pets: Pets are not allowed in rental units.
2. Smoke-Free Units: Smoking is strictly prohibited inside all units.

🔇 Noise, Behavior & Safety

1. Noise Control: Please keep noise levels respectful. No excessive noise or music outside your unit.
2. Children & Supervision: Children must be supervised at all times. No rollerblades, skateboards, or similar devices allowed on property.
3. Personal Conduct: Disruptive behavior may result in removal from the property.

🧺 Unit & Common Area Use

1. Balconies & Patios: No towels, clothing, or other items may be hung or stored outside.
2. Grilling: Grills are not permitted on balconies or patios. Use the designated community charcoal grill near beach access. The grill is available first-come, first-served—please be considerate of others and offer to share the space if you’re not using the entire area. You must bring everything you need to grill, including charcoal, lighter fluid, utensils, and cleaning tools. Pier Point South provides only the grill itself, similar to facilities found in a public park. Tents: Pop-up tents and similar items are not permitted on the property (but may be used on the beach).

🏊 Pool Rules

1. Hours: Pool is open daily from 9:00 AM to 10:00 PM.
2. Access: Pool fob required for entry.
3. Children: Kids under 12 must be supervised. Ages 4 and under must wear swim diapers.
4. Safety: No lifeguard on duty—use pool at your own risk.
5. Prohibited Items:
   • No glass or food in the pool area
   • No large floats or hard toys
   • No pets
   • No running or rough play
6. Cleanliness: Shower before entering. Use a towel on furniture if wearing lotion/oil.
7. Furniture Use: Pool furniture must remain on the pool deck. Do not remove patio or unit furniture.

🚨 Violations & Enforcement

• Repeated violations may result in fines, towing, or removal from the property.
• Ensure all members of your party are familiar with and follow these rules.
